Leave a bit of room for customization and don’t over do it on upgrades! It is extremely important to rid your home of all personal items, you want the buyer to envision their new home in your old one. Also consider the buyer's comfort level, being present during the showing makes it harder for the potential buyer to look through your home and features comfortably, they will more likely than not sift through quickly and leave without getting a true feel of the home.

The above tips mainly focused on the interior, but keep in mind that if your exterior isn’t of high standards, you really have nothing to intrigue the buyer to continue further.
